Mortgage loan benefits:
- individual approach to each Client; - total household income is taken into account; - permanent registration or Russian citizenship are not obligatory; - limited restrictions on the choice of a real estate; - purchase and sale agreement with a consideration of real estate seller’s interest on the price of a real estate; - you become the owner of the purchased object and can formalize registration for you and members of your family; - monthly loan repayment in equal amounts; - flexible schedule with an early redemption possible after a 6-month period; - automatic debiting of the installments from your current account; - 5-7 days of your application consideration upon presenting all the documents; - assistance in drawing up insurance at Bank premises (if applicable); - BSGV assistance in fast withdrawal of charge on the pledged object after loan repayment.
Insurance:
Borrower should provide a complex insurance of pledged property (risks of “Loss of property rights”, “Loss/ damage of property constructive elements”, “Total property loss”, if applicable) in any insurance company upon the borrower’s choice or in the insurance company, recommended by the bank for the loan period and for amount equaled to loan debt increased by 10%. Insurance beneficiary under the above mentioned risks is the Creditor. Additional security of the loan is life and disablement risk insurance for the loan period and for amount equaled to loan debt increased by 10%. Beneficiary under life insurance policy is the Creditor. Borrower is able to provide additional security under the mortgage loan or to choose mortgage loan without security in the form of life insurance. The life insurance policy may be issued by any insurance company or by the insurance company, recommended by the bank.
Interest rate is standard:
- when borrower provides the complex mortgage insurance policy (risks of “Loss of property rights”, “Loss/ damage of constructive elements”, “Total property loss”, if applicable) and life insurance policy issued by the insurance company recommended by the bank
Interest rate is standard +5%:
- when borrower provides the complex mortgage insurance policy, issued by any insurance company upon borrower’s choice
- when borrower provides the life insurance policy, issued by any insurance company upon borrower’s choice
Interest rate is standard +10%:
- when borrower chooses mortgage loan without additional security in the form of life insurance.
A mortgage loan can be granted on the following terms:
- to Clients over 23 - spouse can be the surety (if applicable) - with a pledge of purchased real estate or real estate in property Application procedure:
- apply to the Bank for a mortgage loan - prepare all the necessary documents and visit BSGV to sign the loan application - after the Bank’s approval, choose a flat/cottage/plot of land and provide documents for the chosen object - after the Bank’s approval of the real estate draw up the insurance in one of the insurance companies and close the deal (for more details please refer to the Crediting Procedure section) - Documents required - Crediting Procedure
Banking charges:
- Issuance fee; - commission for servicing the account or bank’s service packages; - annual insurance payment during the loan term (if applicable); - realty evaluation by an independent appraisal; - registration of sales transactions and real property title in the Registration Chamber; - Safe cell rent (if applicable).

Bank Societe Generale Vostok has opened 2 special Mortgage Centers at: - 40/2 Prechistenka, bld.1 - 3/8 Ilyinka, bld.5 - 1, Izmaylovskaya sq. The specialists of the Centers consult clients on mortgage lending and provide mortgage deals (including the deals conducted through safe). Individual client approach makes it possible to facilitate deal procedures. The increased number of mortgage partners lets a client choose the most suitable program.
